OUTSIDE PAINTING AC / Electric Box Inside Paint Flooring Wallboard Repair Kitchen Roof
We're really not exactly sure when our homestead was built, but Dad and I speculated it was built sometime in the early 1920's by my Grandfather, Harvey Mosty. It's original use according to the stories I am told, was as the ranch foreman's house. It was comprised of a kitchen, living area, bedroom and bathroom. In the late 40's, Dad added the kitchen on the back and made the old kitchen area into a dining area. Then in the late 50's Dad renovated the house, added 3 bedrooms, converted a bedroom that all 4 of us kids slept in into a second bathroom, and extended the existing bedroom. It has remained primarily that way even now.

All of us kids (Tommy, Fran, Danny and Bruce (me) grew up in this house and lived a good bit of our adult lives celebrating holidays, birthdays, and other such events at this property. I'm sure we all have our own memories of what life was like at our "home". But, I suspect most of those memories are good.

The top photo was taken July 18, 2005 just prior to beginning of renovations.

The bottom photo was taken September 19k 2023, post renovations.

During the renovations that are being done now, several things have or are being done. They are:

  • Leveling the foundation - kitchen area sunk 4" due to broken water pipe in that area. (Complete - done by Bless Foundation Repair out of San Antonio)
  • Replacing damaged wood and painting the outside. (Complete - done by Pete Gerstenberg)
  • Installation of central heat and air conditioning. (Complete - done by Trademark Air Conditioning & Sheet Metal)
  • Installation of new breaker box to accomodate AC/Heat - and replace old fuse boxes. (Complete - Guadalupe Electric)
  • Repairing wallboard damage from leveling and painting the inside. (In Work - Robert Dale)
  • Replacing roof over kitchen area (In Work - Robert Dale)
  • Replacing carpet and tile flooring.
  • Replacing countertops and adding cabinets in kitchen.
  • Refinishing the living/dining floors. This was initially started as a sanding job, but after Pete Gurstenburg gave up on this (at my direction) I had Robert finish the job by literally stripping the floor using a citrus based stripper, and a polyurethane finish.

We targeted to have all renovations completed and ready to move in by Thanksgiving 2005. A rather ambitious timeline and one we achieved! (Though barely) We had Thanksgiving for the first time in years here with Fran and our family present.
